I have always had access to the lounge at Marriott/Ren/JWM as long as the lounge was open. I am not always upgraded to the concierge level, but I am always given access to the lounge.

In my experience, most places do give free breakfast coupons - even on the weekend - for both myself and my companion. Some places, however, do not give them out on the weekends. I have never been to a Marriott/Ren/JW that does not either give out lounge access or (if there is no lounge) breakfast coupons during the week.

I've never stayed at a Courtyard or RI, but have always enjoyed the free breakfast at FI's.

I often find that I get some type of room upgrade at Marriott/Ren/JW, especially on the weekends. The upgrades range from conceirge level rooms to (less frequently) suites. At FIs, I have been upgraded to larger rooms in the past.. for instance, from the base studio to the one-room suite, etc. And those are the only brands I have stayed at.
