Seatmaps only show assigned seats, which can vary from seats sold.

I sometimes see zero E,N,O and R space on a/c which are completely empty looking at the seat map and show 9's in rest of the buckets. In fact I'm working such an itinerary right now out of our local. Nothing lower than a Q fare being sold and no award space at all (CR7 metal) and the planes are completely unassigned.
