Need advice on how to proceed,

I want to book Princeville hotel for 3 nights, std room is 10,000 points/night.
However, there are none available, so upgrade to partial ocean view is 13,500 points. I only have 16,000 points so far (trip is next Feb)

If I book 1 night for points, the rack rate next 2 nights,

will I be in same room?

and can I substitute points when I acquire them for the other 2 nights?
