40% rise is a nice extra , having to commute 3.5 hours a day ( assuming you are referring to 1.75 hours each way ) adds nearly 46% extra time to your day ( assuming a 7.5 hour day ) , so in that respect you are worse off. Also from the extra net income you would have, how much will be spent on comuting to the office?

The annual leave you currently have is great.

If the job is the same, then I would be seriously considering not taking it since the drawbacks seem to me to outweigh the benefits. If the job was effectively a promotion from what you are currently doing , then I would probably consider taking it for the future benefits
