Booking different rates for one “stay”

I’m trying to book at an ES in July for 2 weeks at the government per diem rate of $150 per night. When I try to book the entire 2 week period as one reservation it gives me a rate of $163 per night. However, if I make two separate reservations with one stay for the first 2 nights and one stay for the final 12 nights it quotes me $163 for the first 2 and $150 for the last 12. With previous reservations the HH web site has shown me rates that change during a long stay. However it doesn’t seem to be coming up this way for this res. I’ve read on FT that you can usually check out and check back in to the same room if you make arrangements with the manager. Any other issues with splitting a stay?
