We employ internal auditors and other internal resources to get ready for visits from our external audit firm.
I feel that this would defeat the purpose of the monitoring program. If local management and staff knew when a monitor would be inhouse, then certain behaviours might be changed that would not reflect the standard day-to-day operation of the property.
At the firm I worked for, the schedule remained soely between the monitors and the company (which was external and hired by hotel chains and management companies) and changed frequenty. This was done to ensure that no "preparation" work was done by the hotel itself in order to recieve a favourable review. We had a contract to visit each hotel a specific number of times per year, and beyond that not even the hotel's corporate office was aware when any given hotel would be evaluated.
Apart from this, it allow us to be more flexible in terms of scheduling - for instance, if I felt that I needed more than 3 days at a specific property to ensure proper completiton of a full report, then I would stay and not throw off anyone else's schedule.
