I've noticed that the PH Niseko has a very restrictive cancellation policy, where within 90 days of booking, no points refunds are possible: cancel and you seem to lose the whole stash of points?
Note that this strict 90 day policy is only for certain seasons - for example bookings in November has a different policy (the usual 72 hours I think). Makes sense given the extreme popularity of the property during snow season.
