Newer Homewoods are the cream of the crop for me. For work, you get a ton of space, higher-end long-term stay furnishings (fridge that can actually hold a pizza box!), and ceiling fans. For traveling families, it's the best bang-for-your-buck when you need the kids to sleep in a separate space, but don't want to pay for two rooms. Breakfast is usually more palatable than the steam-in-a-bag eggs at Hamptons.
Why downgrade the points earning at Homewoods? The ones in major metro areas are priced in line with mid-tier brands (Canopy, Curio, Hilton)
This was an advantage Homewood held over Residence Inns, which have long earned at 5x rather than 10x. I've often stayed at Homewoods over adjacent Hamptons, but I really don't consider staying at a Residence Inn over, say, a Courtyard.
