Breakfast is the exact same. You’ll lose “club access” (canapés and alcoholic drinks at the lobby bar — at least they haven’t gone down the Blackfriars route yet by removing free spirits) at Hyatt House.
There’s only one Regency Suite at Hyatt Regency, and it’s more often than not booked out (and no longer accepting SUAs since a year or two ago). As a Globalist most of the time you’ll recieve a “club room”, a generic guestroom plus a Nespresso machine. My last stay a few weeks ago was my first ever time upgraded to that suite in more than a dozen nights over the years, and I’m labeled as a “difficult guest” at this property.
For me Hyatt House has been pretty good at upgrades, always a suite upon requesting. There’re far more one bedroom suites at Hyatt House, and even the standard studios are roomier than the Regency guestrooms downstairs, plus you get the kitchenette and access to laundry room. I’d recommend booking Hyatt House if you’re not craving for entry level alcohol for two hours a night. I don’t recall the beds being anything special, but YMMV of course, and I’m quite used to firmer beds.
