This may be so, if if they start requiring me to put money down on my far-our semi-flex reservations, I'm 100% leaving Hilton. I have no problem being charged for a night (or even the entire stay) at T-3 as per the usual semi-flex T&Cs, but charging at booking is a total deal breaker.
