The renders are a good use of the space. Definitely very small but they seem cozy rather than cramped. I've stayed in tiny rooms before, and built in furniture makes the world of difference in how it feels. A 125 sqft room with built in furniture feels much more comfortable than a 250 sqft room with standalone furniture. I lived in a 180 sqft shipping container in London for a month and it felt huge because of the well designed layout + built-in furniture.

I haven't encountered the phrase "Non-Private Sofa bed" before. Looks like a normal sofa bed, and "non-private" is just being explicit about the lack of separation. The sofa bed looks okay for young people who haven't yet been cursed by age. I wonder if "Non-Private" will confuse people, it sounds like it means it's shared with other people in the hotel.

The additional room types made up of multiple connecting rooms is clever (e.g: "Hideaway Loft and Sleeper" is a "Hideaway Loft" connecting to a "Sleeper"): a great way to capture bookings from people who search for 1 room with a large number of guests (which typically only returns very expensive multi-room suites at high-end hotels). The "Showstopper Hideaway Loft" has a capacity of 8!

I think this hotel will do well: the novelty of the loft beds will make it stand out, and the high "room" capacity will capture a lot of U.S. tourists who want to squash lots of people into a single room.
