I didn't follow up with this thread after our stay last year. We ended up having a good stay and re-booked for a trip this month also.
1. Both trips, we got a high-floor north facing room and the view is nice.
2. Despite the high-floor room - the room can be pretty loud with road noise (hot rods, loud revelry, etc) until midnight or so. Worse this year, I think because our stay included weekend nights.
3. Very walkable area. Lots of homeless activity as someone mentioned. It seemed fine during the day; I just gave the loud ones talking to themselves a wide berth.
4. When you need your car - definitely call down in advance. The garage is like a Tetris puzzle with cars literally stacked on top of each other (with lifts). Plus it gets full and they have to move some of them offsite.
5. We asked for a late checkout and at first were told no late checkout available. We really wanted 3:30PM so my husband pushed back and said "I think it's a guaranteed globalist benefit." She said the best she could do was 2PM

. We wanted to push back with the globalist line or possibly another employee but decided it wasn't worth the argument so we changed our plans slightly and left the hotel at 2PM to get something to eat.
The location is just fantastic - so close to restaurants and shopping and only 10 minutes to Garden of the Gods and Red Rock Canyon and Old Colorado City. There's a fun and friendly rock climbing gym adjacent to the hotel that we visited both times. Would definitely stay again (if we don't need late checkout
