We walked to the hotel from the Monorail stop at Hamamatsuchō - we managed the trek on a warm Tokyo afternoon in 15 minutes with both of us wheeling medium/large suitcases. I've done the walk a handful of times now, and will share my learnings in a follow-up post.

Why the long walk to the Monorail? Asakusa/Keikyu line is direct to Haneda from Shimbashi, slightly cheaper and an easier, shorter walk.
For my stay last month, the Keikyu line was shut down for some type of accident or maintenance when I arrived at HND. Had to take the Monorail. But opted to take the Oedo line one stop from Daimon to Shiodome. The convoluted path from Hamamatsucho to Daimon stations was long enough for me in the hot weather.
Also, it was the first time actually getting a Bay View upgrade in about half dozen stays over the years. (have gotten suite upgrades on the City side a few times before)
