How does the hotel know that it is supposed to provide these benefits?

I have one data point. I booked a "The Edit" hotel (with points boost) that's Marriott affiliated. Once linked with my Marriott #, the rate shows up as:

CHASE LHRC Exclusive Rate, deposit required
Additional Information
Non-Commissionable Rate

Rate includes complimentary breakfast for 2 daily (60 USD value), early check in and late check out (if available), Welcome amenity and GM note welcoming guest. Upgrade of room type (if available).

-100 USD Resort Credit

-The credit can only be used on Incidental spend that has incurred during the stay, up to 100 USD. This includes dining, spa services and hotel recreational activities that are not managed by a third party.

- Credit must be used during the original reservation and is not valid on consecutive reservations in the same hotel.

- The credit cannot be applied toward the room rate and is not valid on Room and tax, gratuities, service charges, or services provided by a third party. Excludes alcohol where prohibited by local ordinances.

- There will be no refund issued on any unused portion of the credit. - The credit is nontransferable and cannot be combined with any other offer or promotion.
Another observation. The $$ price Chase was showing was 12% higher than FHR, Citi 4NF and Marriott.com, but the 2x points boost plus breakfast made it still worth it to book that way this time (getting about 1.78 cents per point instead of 2 if you use the non-Chase price). I can see how Marriott reports the Chase booked rate vs. what Chase says, and how Chase is marking up the room rate Marriott is charging (but keeping the taxes identical).

Chase shows $4642 for room + $737 in taxes.


Once I booked that and linked the reservation to my loyalty account and then clicked on the "upcoming reservations", it shows $4104 for room + $737 in taxes. So Chase is adding about 13% to the base room rate (not Marriott).
