We have stayed in several Regency and "Family Suites", all in Building 2 (the center one). For the ones we had on floors 2 & 3 are exactly the same layout and size wise for the interior space. What varied was the balcony size from massive to smallish and of course the Executive suite is bigger (has a kitchen & bigger dinning area), but supposedly there are only two in total anyways.

When I asked our contacts at the hotel what the difference is between Regency and Family Suites they said location / view and size of balcony, not size of the room. Just sharing what I was told.

Overall, the building core is the same, what differs is the patio / balcony size as you move upwards as you already stated correctly. Anyways, YMMV.
