Drove past the old Holiday Inn in Springdale that's being converted to the HP. The on-going renovations look extensive. The location isn't perfect for the national park, as you wil need to take two shuttle buses. Zion feels incredibly over-crowded: perhaps the most over-touristed place in America. They desperately need a reservation system, and it would be best to reduce attendance by at least half. That said, the valley is extremely beautiful. Not extraordinarily so: there are many valleys in the West that at least come close to its beauty and have virtually no tourists. But it's certainly pretty. I'd highly recommend not going on any popular "trails" -- like the walk to the Narrows where people go to walk in the river. The more obscure the trail, the better (or the reservation trails, like Angels Landing). Personally, I would never visit again, but it's on the route to many Southwestern natural places that we like to visit. So we tolerate the absurdity of the crowds, and the significant inconvenience of the transportation system. For a day. This means we don't need a night in Springdale, but there are certainly at least some advantages to staying in Springdale. Number one is probably parking, as they charge $25 a day (or more) for street parking in town and finding a free, legal space actually in the national park (where the mandatory shuttle originates) borders on kafkaesque. From the Hyatt, you could just take the free city bus that goes to the visitors center where you transfer to the mandatory park bus. Expect that experience to be extremely crowded: I actually had a guy fall on me while riding the park bus (fortunately, neither he nor I was injured, but it was pretty nuts).

Given the high cost of lodging in Springdale, I'm expecting this property to be at least Cat. 4 and possibly Cat. 5. We will see. As I mentioned before, if you only want a day, you can stay elsewhere -- about 35 minutes away -- for about $70. I can't really imagine lingering in Springdale, unless you like a more "urbanized" nature experience with thousands of your closest friends.
