Playa (inc. Hilton All-Inclusives) bought by Hyatt

Apologies if this is posted on the forum elsewhere - it has been flagged on at least one of the individual hotel threads but I wanted to ask a general question about the lot.

Playa Hotels, who own and run a number of All-Inclusive Hotels, including for Hilton have been bought by Hyatt. This transaction happened coincidently while I was staying in one of these hotels - The Hilton Playa del Carmen in Mexico.

The three all-inclusive Hiltons affected are:
  • Hilton Play Del Carmen (Mexico) - an Adults Only hotel
  • Hilton La Romana (Dominican Republic) - both the Adults Only and Family sides
  • Hilton Rose Hall (Jamaica)
I have stayed at all three of these and I rate the first two, especially La Romana. Rose Hall is a level below in my opinion but my kids loved it. In terms of Diamond benefits, La Romana offered the best benefits by far by treating Diamonds as 'Enclave' guests regardless of room type booked. This turned out to be very beneficial overall for our family (inc. two young kids).

There is nothing mentioned in the press releases about what is to become of the resorts operated on behalf of Hilton, Wyndham etc and indeed one of the business articles say that no information was provided on those run for third party operators.

It would be a shame to lose these from the Hilton portfolio but I'm intrigued from a business perspective as well as to what the options are here. The Hyatt press release mentions selling the physical properties. The odd thing is that Rose Hall, for example, is already basically next door to two Hyatt properties. Playa Del Carmen is next door to a brand new Grand Hyatt. I would assume if Hyatt are doing to absorb them, it will under different Hyatt brands at different price points etc but do these acquisitions seem an odd fit in that sense? My other question for those who may know more about the hospitality business is how easy it will be to exit from the Hilton/Playa contract as I can't see Hyatt running a Hilton for very long!

Also, right next to the PDC Hilton is a Playa-owned Wyndham Altra so they would have three hotels in a row on the PDC beachfront!

I also think it's interesting for Hilton to potentially lose some all-inclusive properties when the other major brands seem to all be investing in the sector. I wonder what their strategy will be... My final point is that another All-Inclusive for Hilton in Mexico also has 'Enclave' as a facility and indeed has 'Enclave' rooms. La Romana was the only Playa property (under Hilton at least) that had 'Enclave' so does that mean the Enclave concept is a Hilton thing..?
