I too stick with the new-build HPs and find them pretty consistent and perfectly adequate for my business travel needs.

The differentiators for me—as in “what makes the property memorable for good or bad reasons”—are the pleasantness/helpfulness of the staff and the quality of coffee at breakfast. Both of these can be quite variable.
