Exactly. I was in Kuala Lumpur a few weeks ago and I remember I counted five different Hilton Hotels in Kuala Lumpur that were at less than $40 per night cash price. And many of them were in solid locations. So clearly Hilton Hotels are reflecting the local economy in that city.
So why is it different with Hyatt and Regency in Da Nang? An arguably even cheaper locale.
As mentioned, Da Nang and Vietnam in general is popular with Mainland Chinese travellers (KL less so) and they can fill up many hotels. IIRC, the Crowne Plaza Da Nang (IHG), if still around, was always shown on the IHG app, but never available as the hotel had sold 100% of it's capacity to Chinese tour operators.
Even at the 500-1k USD Intercontinental hotel will you find many upscale tour groups and such. YMMV.
