The guaranteed amenity is the "Embassy Touch" that consists of a box with water and some snacks. I stayed a few times at the ES in Santa Clara, CA and all of the rooms I was ever given were essentially identical, even though the rooms on the top floor had some kind of sign on them designating them as special rooms.
