Are these properties really that bad (as in unclean, not offering Elite benefits, etc.), or is this just a case of smaller rooms in noisier neighborhoods?
Nonsense. At least, the two I can speak for. I stayed at the Vagabond numerous times before the Great Plague and the Maxwell Reserve in December 2023.

They are absolutely not places to stay if you must have a generic boxed Marriott/Sheraton/Westin experience everywhere you stay in the world or expect RC/St.R/Edition types of service no matter what you're paying. Or if a branded hotel breakfast buffet featuring food-stations-of-the-world is a deal breaker.

However, I know you better than that.

They are both boutique hotels (I believe it's the same owner) with unique designs that are interesting in their own right and they both crucially offer elite benefits that are worth trying out (you know I value interesting booze options in the evening). Locations for both are quite fun if you like exploring Little Indias or China Towns. We would have returned to the Maxwell Reserve on our next trip to SG if we hadn't left Asia.
