The Courtyard is better in terms of having restaurants and shopping nearby. The Fairfield gives you a pretty decent breakfast buffet in the morning. Unless you get one of the "suite" rooms at the Fairfield the rooms are much smaller. Fairfield is closer to downtown Eugene and the school. There is a nice path to walk along the river across the street from the Fairfield. The area around the Courtyard is more commercial. I think the Courtyard had an indoor jacuzzi which the Fairfield did not. Staff was nicer at the Fairfield. Do prefer the one time we stayed at the Residence Inn and was able to get a comparble rate. I have also stayed at the Holiday Inn Express in Eugene and liked that hotel also.
