Very difficult to say until the hotel has opened. I think it all depends on service levels, the Rosewood soft product is mediocre and the Peninsula hard product is incredibly dated so if the service is excellent with a good hard product I can see this making sense, but whether it’s sustainable I imagine depends on those factors. The St. Regis is probably in trouble in terms of rates, I have no idea who is going to keep paying the same price as the WA/PH/Rosewood etc. to stay there when there’s a clearly superior Marriott option for those who only consider Bonvoy properties.
