FWIW, it was not immediately clear to me that the resort in question charges 25% up front that is non refundable until I later looked up the cancellation policy on the Hilton site (which I agree is Draconian especially on a room that costs over $4k):



The question is, how can they do that for points booking that fully covers the room charge and is deducted in total up front? My guess is that they don't do this for points booking and will only charge the 25% inside the 60 day cancel window (which is that I was addressing in my previous post).



As I noted above, that post doesn't make it clear that the Raiwasa Private Resort in Fiji charges 25% immediately and it isn't refundable so that's why the poster you responded to asked that question.

I meant if you cancel immediately after booking, no matter how far in advance, that’s extreme. It makes all rates partially non refundable. Most places have some window for which there is no cancellation penalty .

They will not take points if cancelled. They will take cash if it’s anything like the other incidents written up in other forums (st Regis aspen I think is one).
