Generally there aren't really "unsafe areas" in Munich, it's a safe town. So no worry about that. Personally I never take mass transportation as I don't like it and normally have a car, but it's convenient and quite affordable. To give you advice it would be important to know what your interests are. I would recommend things like Residenz, Lenbachhaus, Old and New Pinakothek, Museum Brandhorst, Allianz-Arena, Deutsches Museum or the NS-Dokumentationszentrum.
