In terms of the location in Tokyo, Japanese cities do not have a slum area from a European/U.S. city perspective so do not have to worry about that. However, I think it is not particularly convenient to tourist locations in Tokyo by public transportation from the hotel. Ariake area has a Tokyo Big Sight convention facility and an Ariake Coliseum event/sports facility. When attending events at these facilities, this hotel will be an ideal location. There is Ariake Garden Mall right nearby with Izumi Tenku-no Yu onsen facility (sister facility of the onsen facility at Haneda Airport Garden by Terminal 3).
It's actually a better location than you make it out to be. Odaiba and Toyosu Market are within easy walking distance. By train it's a straight shot to Osaki, Ebisu, Shibuya, Shinjuku, and Ikebukuro on the Rinkai Line. In the other direction, it's a quick train ride to Disney with a change at Shin-Kiba. And Tokyo Metropolitan Government is building a new subway line between Ariake and Tokyo Station along Route 304, which will provide quick connectivity to Ginza, Tsukiji (where a massive redevelopment is underway), etc.
