One can see every one has different priorities. I stayed there a couple of weeks ago, outside temp was almost 30 degrees (C) and at least in my room the aircon was fine. I got upgraded to some corner room which was rather big with separate sofa and I slept excellent. The breakfast was nice too and open until 11am, which is quite generous. Never checked the gym but looking at the photo, it is poor indeed. Locationwise, yes it is a bit outside in a rather quiet area and nice spots to walk close by. If your goal is to hang around in old town, then it does not make sense to stay in the Lindner, however if you want some peace, then why not. There are some bars and restaurants in the neighborhood, so it's not like it's off the beaten path. I have found the hotel restaurant provides good food, also BBQ and sitting outside on their terrace is relaxing.
