i will answer my own question:

for free layover hotel

- must be round trip ticket
- ticket must be purchased at asiana website
- layover hotel is not offered on blackout date (usually July 1 - Aug 31)
- only certain fare bucket qualify. ineligible fares: V, W, T, L, G, X, N, R, I
