I’m surprised it wouldn’t make more sense to just tear the entire property down and rebuild from scratch. After sitting for 30+ years, I can’t imagine what condition the buildings are in now (and how this is going to open in just 2 years time).
1) It might, but who knows what legal reasons might exist to have something be a remodel/renovation as opposed to a complete rebuild, even if that essentially is what occurs; and
2) Given the mild, dry and arid climate of Kauai, what possible rot could have occurred?
