One could walk from LM to Ren (650m) to Sheraton (400m and, yes, 5mins) and back to LM in 27mins. I wouldn't be in a rush to do it myself, but gives an idea of the proximity of the three hotels.... Ren is just off Dong Khoi, Sheraton's street, so in that respect, they're similarly-located. The ride-hailing apps (Grab, Gojek and local Vietnamese operators, no Uber here) can get a car/bike to you within seconds and take you anywhere. HCMC can be chaotic, but is relatively compact compared to other Southeast Asian metropolises, especially if one is staying and doing most of their activities in District 1.
Never had a problem with AC at any of these hotels (I too like it cold). You can expect powerful, reliable central air-conditioning at all Marriott properties in HCMC. I'm not so keen on hot hot showers myself, so can't speak to this aspect. Note: Ren has those old-school shower/tub combos and (IIRC) a handheld shower wand, no fixed shower head, at least in their base and R Club (the standard elite upgrade) rooms. Sheraton has separate tub/showers in all room categories. LM has awesome rain shower heads and handheld wands -- all with fantastic pressure. Since none of them have the jacuzzi you were hoping for, I'd say their modern shower/bath appliances and MALIN+GOETZ products come closest to filling that gap LM's spa also has a steam room rather than just a dry sauna.

If I threw the Park Hyatt into the mix would that hotel hands down be the winner? I've never stayed at one as they are always very expensive but here in SGN it is doable for me. The rooms remind me of like an IHG or Omni and not modern like the LM..

PH seems to be the benchmark for international chain hotels in the city. I've not stayed there myself so couldn't comment besides to note when I dropped by the lobby a few months ago, I was surprised how cramped it felt. Probably a better pool and they have a jacuzzi.
