I needed to overnight in Newport and had a Cat 1-4 to burn, so while I was aware of a history of negative reviews of this place, recent commentary has been positive, so I figured "how bad can it be for just one night?" Answer: Awful.

Room choices were between a patio (ground floor) king facing very trafficky Jamboree or a bay view balcony 2 queen on the 3rd floor. I opted for the latter. The bay view was nice. But the building itself is just plain decrepit, with uneven, sagging floors, paper thin walls, slamming doors, and no separation from the hallway. Noise was intolerable. I had a screaming party on the balcony below mine, another party in the room next to mine (complete with live guitar), and slamming doors up and down the hallway. Walked out at 10 pm and booked a room at Marriott Bayview.

I would never, ever even consider this place again. They should tear the whole place down and start over again.
