The requirements in the link you posted does say "You may enter Singapore by any mode of transport but depart only via air or sea. You must have a valid onward air/ferry/cruise ticket departing Singapore within 96 hours". Hence, on paper, my situation qualifies for VFTF I believe.
Looking to see if anybody has actually done it by entering through land to check if there were any complications.
