I'd say owner/management group matters more than the brand AND matters more than the age of the property. I've stayed in brand new Fairfields which were fine in and of themselves, but staff wasn't well-trained, showerheads put out less water than the sink faucet. "Energy saver" stuff everywhere that didn't save energy and was more frustrating than anything.
