Which seems absurd given the geographical locations (and both routes reporting no traffic on GMaps). I'm guessing it should be more different during peak season (spring break, winter holidays) and the drive from TQO would be more convenient?
The Conrad isn't in Tulum, and it's a bit of a misnomer. It's almost halfway between Playa del Carmen and Tulum.
The Tulum airport is also on the south side of Tulum, and the main road through Tulum itself has a lot of traffic, whereas the road from the Cancun airport south bypasses "downtowns" and is more of a freeway the entire drive.
For properties in Tulum itself (either the center or the Zona Hotelera), the distance from TQO versus CUN saves a substantial distance. For example, for the Papaya Playa Project, you're looking at 50 min v. 1h 50m. For the Aloft, it's 45min v. 1h 40.
Also, keep in mind that much of the new development is continuing even further south of Tulum.
