The VAL train shuttle is simple and easy to use. We stayed at the Moxy and it was a 10 minute walk to the VAL station. Then stops at Terminal 3 and terminal 2. A short walk (5 minutes to the terminal).
Yes, it was confusing to see the walk. I think the other hotels you mention are near a VAL station and then easily accessible. The only concern is the frequency that early. It isn't so clear on the website. But looks like every few minutes after 4am.
I agree with the opinion of the not staying in the Roissy area. We got very mixed messages on availability to get to the airport.
