New Hotel! Took pics but were not as good as on website; thought they were representative. Very nice, IMO.

PROS:
New hotel, everything smells new. Booked standard shower booth room; they claimed they upgraded me to their best room on the top floor, corner. Slightly larger than standard; not a suite.
Toilet was usual Toto Shower pressure adequate, minimal droplets/spillage on bathroom floor. Liked the tiles, new sinks and modern plumbing. Toiletries provided, including slippers. Mini fridge and drinking water (2 glass bottles) provided. Soft drinks also in mini bar. Took one Coca-cola, was not charged. Shuttle bus (coaster) has that new car smell!
Close to Otorii station on the Keikyu line -- about a 5 minute walk, 300 meters. About 2.5km from Haneda airport. Breakfast adequate, if not spectacular. Mostly Japanese choices (as expected); baked items OK.

CONS:
Airport shuttle bus not frequent enough yet. Usual route mornings is to both T3 and T1; but pick up mostly from T1 only. No service in the afternoons (as of Dec 2023). (Takes about 10-15minutes, door to door, to T3.)
Thus, need to take Keikyu line to/from Haneda if you arrive outside the scheduled shuttle time, or if you want to go frequently to/from the airport, as I did. Must be alert as not all trains from Haneda stop at Otorii station.

CONCLUSON:
Perfect for a "mileage and mattress" run for me. I was in Tokyo earlier this year, so wanted to explore the Otorii area, plus the new Haneda Airport Garden shopping/dining area.
This is NOT ideal for first-timers in Tokyo; I would recommend staying downtown near where you'd want to explore.

All in all I was pleased to stay in this new hotel and would like to come back, if possible.
