I am predicting that the main base of that hotel would be those people ( especially from the USA ) worried about morning flights, as well as those people who could get reimbursed by their company for an overnight layover, etc...

Since there would be 3 hotels in that area and we only know the brand and the concept of only one, I am also wondering how the other hotels over there would be branded.
TK paid 20 EUR to Sheraton Atakoy (somehow the reservation was showing on my MB app and it showed 20 EUR).

There's a big difference of $10/night if you are talking about 20k nights a year. Also, when the Hilton is there the other hotels might be more desperate to reduce their prices. Another thing that could play in is whether that hotel is going to honour any elite benefits.

I have seen great review from the Ren Polat that they grant elite lounge access despite it is on TK's dime.
