Yea, this was the issue. Marriott's rate per night includes VAT, while other website doesn't include VAT and they show it as a separate "Tax" line.
It was very unclear because there is also a separate "Estimated Government taxes and fees" but that only includes City Tax and not VAT. VAT is already baked into the rate.
