Be aware of train closures (works on the line) until 13. November 2023 : https://www.munich-airport.com/public-transport-260822

During that time, I'd suggest the Lufthansa direct coach, stops at the main train station and at Schwabing - the IBIS München City Nord is very close to that stop.
