Have all of the rooms been refurbished or generally how is the condition of the resort?

We've been here twice, and the last time was 2021. The service was stellar the last time we were here, but there was a lot of work being done replacing the walkway to the OWV's and the condition of St. Regis Suite (Island facing) was starting to really show some wear. It wasn't terrible, but it was in need of a refurb. The deck was also in bad shape with splinters etc.

We also stayed at the Ritz the last time around. So new is nice, but St. Regis service was better. How is the current situation with erosion of the beach? We're actually huge fans of the beach villas, but it is clearly hit or miss on if there is actually a beach or not.
