I ask, because as I’ve stated, I haven’t seen this occur on Bonvoy / website app before. Where they show properties available with a listed Bonvoy point total for booking and then don’t allow you to book it with points. Thanks for the input/help.

The central reservation system has no idea how many points you're being quoted, all it knows is "yes or no" if the points rate is available. The points system knows how many points, but doesn't know availability. This is where errors like what you're seeing can happen. The website is basically the trenchcoat disguising all the little programs inside as one unit.

It's all held together by duct tape and string until Marriott modernizes their CRS from its current 1984 design.
