Also, if these planes all have the economy stretch, but not being sold on the SFO AKL route, then should I snag these seats which are potentially free upgrade to more legroom?

Why are you worried the air NZ seat map isn't correct? If the one on the AirNZ site and/or in seat select says it is a sky couch it will be a sky couch. They might not be being sold as sky couch on a Short Haul flight as not a product they offer on short flights so hence not showing up as such in seat select.
Stretch isnt labelled as is a normal seat,can can be seen by increased pitch in the seat map detail. Depending on the market those seats may be sold as stretch or a HVC seat.
I would ignore seat guru as it often the airlines. E.g. it list 772s and ATR72-500s which AirNZ hasn't had for quite some time.
