The management company at my old condo got very upset about a couple of condo owners renting on AirBnb short term when I lived in Thailand and stopped them from doing it. I think some of the residents must have complained. Some short term guests can be disruptive for the long term residents.
The management company of our building has put up big posters saying "THIS IS NOT A HOTEL", citing the illegality of short-term rental as per the Hotel Act as well - to be honest, it is an increasing problem and quite disruptive as you say, and we see more and more people walking in who are clearly not registered (there is a finger print scanner on the door to the lift lobby)...
