Just want to expand on the comment about the breakfast I made over the weekend.

Depending on what you want to do, this can be a very nice location. It takes about less than half an hour to Bellevue depending on the traffic. SEA airport is also very close.

The view in club is fantastic as it faces the lake. The club is mostly quite except happy hour. I think at 5 pm, they turn the club lounge into Sip lounge which is accessible to all the guests staying at the hotel. I think they provide a pour of alcohol as part of their destination fee.
Wifi is okay. Chromecast works well. Room is kept clean and in good condition. No tub in room/suite. Indoor pool and hot tub until 10PM. Gym looks spacious and clean. You can opt out of housekeeping if you are staying multiple nights, they will credit $10 Food and beverage per night not served. So three nights stay would be $20 credit total.

Parking comped for globalists staying on points. You can do valet or self park at the garage. If you do self-park, you will have to stop by front and validate your ticket every time you pull out your car from the garage. In summer, it's a short and pleasant walk from the garage to the entrance of the hotel. When it rains, you can use the tunnel on the bottom floor of the garage or just valet.

All the staffs are very friendly and chatty. I think this hotel is a great example of a successfully operating hotel. Room rates are expensive, but also the restaurant, wedding, and bar sales seem very high on the weekend. As the area is very popular, the hotel can be noisy from time to time.

Also noticed breakfast/lunch menu is slightly different on weekdays than weekend. It's tad cheaper on weekdays. I guess that is given. But I think live music on weekend during brunch is absolutely worth paying more.

Very pleasant experience I would add. Quite surprised this is branded as a Regency. I think Andaz or Grand would have fit this hotel just fine.
