I believe the reason is simply that Shinagawa station is a station that literally everyone knows about -- it's sort of a reference point like Shinjuku or Shibuya -- so the hotel uses that familiarity since it is only a 5 minute walk...
Makes sense, I didn't even know the Takanawa Gateway existed because of this til I researched it (hotel rooms advertise the train views of it).
