Anyone stayed at Miyako City Tokyo Takanawa? Specific questions here

As title states. I know it's a newer hotel but have read a few things I'm seeking to have clarified:
  • First, I keep reading getting your laundry done is impossible due to only having 2 machines, and there are no laundromats nearby. Did anyone have this problem and is it that bad? I'm making me wonder if I should book elsewhere but I have a great rate there.
  • Second, everyone says to use Shinagawa station, but the hotel is next to Takanawa Gateway. I understand that this only serves 2 lines but is there a reason you would not use this one since it's across the street vs walking all the way to Shinagawa? Is it extremely crowded in the mornings or something? Just trying to determine why Shinagawa is preferred for this hotel (I already know Shinkansen is one line Shinagawa has so please ignore that).
  • Third, I keep reading about small rooms. I think this is a problem anywhere in Tokyo, these rooms looked bigger than most on Youtube and visitor photos, but I still read alot of complaints. Are the rooms really that bad in size? It's making me second guess my assumption that it's not that bad from photo & video.
