The other factor is that high end rooms have moved away from purely available to whales so now they are available to the average Joe who is willing to cough up the cash. It's rumoured that you can even rent the Mansion at MGM, especially on weekdays, if you are willing to pay and it's available.

MGM has a whole department called Luxury Reservations now for non-gamblers who want to book high end suites with cash. Rates are ballpark $4000 a night for the high end rooms, more on weekends.
