Booked standard king room, no upgrade

How are the rooms?
Basic, Good size room but very ordinary. Looks like a Holiday Inn.

Their website says recently renovated, but seems they missed some things. The room looks updated but still has a wall HVAC unit and not a thermostat. The TV is small. The bathroom looked untouched with chips in the tub porcelain and very visible stains elsewhere. Bathroom is very small.

What was good and what was bad?
Location is good with easy access to freeways and local restaurants. The pool, fitness center, and sauna were all nice. There is a mini fridge in the room, which not all CP properties have. Quiet room facing away from the road.

Not so good was the service. Front desk made no acknowledgement of status at check in. Never mentioned a welcome amenity until I asked if I needed a coupon for the free breakfast. Then she provided one. Breakfast buffet was basically the same as a HIX without the good cinnamon rolls. The buffet was seat yourself and one ever approached my table while eating. I could have had a free breakfast even without the coupon. I just left it on the table when I left.

Value for $ or Priority Club Points? Would you return?
I would stay again for the right price, but will look at other options as well. If there is a next time, at least I know to expect not very much.
