I think people fail to realize that Marrott corporate, not the franchised hotels, benefit from higher award prices. They will lower prices when occupancy is low to lower their redemption costs to franchisees. Ultimately, points in user accounts are future stays to be delivered by Marriott corporate so they will always have a bias to higher prices. These factors do not impact cash rates.
