FWIW, no need to cancel. In these situations I just reach out to MHC, tell them I am holding a regular room and a suite of the appropriate class, and would they please work with the property to apply the TSU to the regular room to block the suite (cancelling my reservation in the process). Never had that fail.
(Of course, wouldn't try this if you can't book a refundable rate for the suite!)
